This is a good Banh Xeo mix, and best of all it has dried coconut milk powder so you don't need to add a can of coconut milk like most other mixes. Not sure what the other review is talking about that said it isn't crispy. Pour it thin over high heat and it is super crispy and crunchy. It works much better to pre-cook your ingredients first (shrimp, mushrooms, onion, etc.) and set aside. Then cook pancake on both sides, then add pre-cooked ingredients + bean sprouts and fold and cook for another minute or 2. That will give you super crispy Vietnamese /pancakes with perfectly cooked ingredients inside & not soggy at all.

The price is high, but during this time, not to travel far and enter an Asian grocery store, it was worth it.
