While this book does share some similarities with a math textbook, the author does a great job of breaking down the concepts in a way that makes them much easier to understand and is constantly providing both examples and sample scenarios. He gets you to frequently test your knowledge to ensure you understand the concepts before moving on to the next section. He also interjects humor into what could otherwise be fairly dry content since it is a lot of formulas. Many books introducing you to real estate investing will push you to their websites so that they can get you to sign up for an expensive service or otherwise get you to spend a lot of money with them, whereas this author instead points you to free resources. Additionally, other books tend to focus on motivation or getting you to dream big, whereas this book focuses on giving you the tools you need to be successful by building a solid foundation and helping you understand the critical numbers. I highly recommend this book.

This book really has everything you need to know about figuring out the financials of investment real estate. It's phenomenal with guiding you through the process and explaining thigs with great examples that teach you what you need to know to make good decisions.

This book is amazing! This will take you on a deep dive with financial metrics that you need to know. Author writes with humor too. This book is a must on every real estate investors bookshelf. You won’t be sorry you bought this book! This should be a book that must be read in high school for every student. It’s that good!

So many real estate investment books issued for the mass market are long on hype, short on substance and lacking clearly explained financial concepts. I am always delighted to find a book that is not only chock full of helpful information, but is written in a clear, concise manner. Frank Gallinelli has written a helpful book of explanations of many important financial measures used regularly by real estate investors. He defines the financial concepts, demonstrates how the calculations are done, then tells the reader how and why this calculation is important to the investor. His definitions and explanations are among the clearest I have read in my 30+ year career in the financial world.

Solid book. I took a class in accounting and a class in finance as a part of a business minor and found this book to be 90% review. If you don't have this background it would be extremely beneficial. For me the primary benefit was learning how to apply my knowledge to real estate. It seems to be the most comprehensive book available and makes me feel like I'm not missing anything. You'll still need other sources to learn about optimizing taxes, legal considerations, estimating costs, and financing options, but this is an important piece of the puzzle and will help you understand how everything else affects the performance of your investment.

Great book that’s focused on the blocking and tackling, the fundamentals of real estate investment calcs. Great read and will recommend to others.

Once you decide to invest in rental properties, this book really helps explain how to analyze deals. It allows investors to fully analyze properties from so many angles. It allowed me to build a spreadsheet to quickly put in values and instantly come up with NOI, ADS, CFBT, CFAT, etc. The author also has a great sense of humor and makes the topics super fun. Highly recommend!
